How much does a roof replacement cost in Tampa Bay?
A typical residential roof replacement in Tampa Bay ranges from $8,000 to $25,000+ depending on roof size, material (asphalt shingles, metal, tile), slope complexity, and whether structural repairs are needed. Happy Roof provides free, itemized estimates with no hidden fees.
What is the best time of year to replace a roof in Tampa Bay?
Any time of year works, but fall and winter (October through March) typically offer the most predictable weather and shorter wait times. We install roofs year-round and plan around Florida's afternoon storms.
Does Happy Roof offer military or first responder discounts?
Yes. We offer a $500 Heroes Discount on roof replacements and major repairs for veterans, active military, first responders, doctors, nurses, and teachers. Mention it when you call or use code HERO26 online.
What does the roof replacement process look like?
Our process includes: free inspection, detailed written estimate, material selection, permit pulling, full tear-off of the old roof, installation of new underlayment and roofing material, final building department inspection, and thorough cleanup. Most residential roofs are completed in 1–3 days.
How long does a roof replacement take?
Most residential shingle roof replacements take 1–3 days depending on size and complexity. Metal roofs typically take 3–5 days. Tile roofs can take 5–7 days. Weather delays are possible during Florida's rainy season, but we plan accordingly and keep you informed.
Do I need to be home during the roof replacement?
No. As long as we have access to the property and any gates, you do not need to be home. We'll keep you updated throughout the process via phone or text and send photos when the job is complete.
Does Happy Roof pull permits?
Yes. Happy Roof pulls all required building permits for every roof replacement and handles scheduling the final inspection with the local building department. This is included in every project at no extra charge. A permitted roof protects your home's resale value and insurance coverage.
Will you remove and dispose of my old roof?
Yes. Every roof replacement includes full tear-off, disposal of old materials, and thorough cleanup of your property. We use magnetic nail sweepers to ensure no nails or debris are left behind in your yard or driveway.
Can I stay in my home during a roof replacement?
Yes. Most homeowners stay home during the process. The work is done entirely from the outside. Expect some noise and vibration, but your home remains fully accessible.
What happens if it rains during my roof installation?
Our crews monitor weather closely and will not leave your roof exposed. If rain is expected, we install underlayment to protect your home and resume work when conditions clear.
Do I need a permit to replace my roof in Florida?
Yes. Florida law requires a building permit for all roof replacements. Happy Roof handles all permit applications and inspections with your local building department.
How do I choose between a repair and a full replacement?
Generally, if your roof is under 15 years old and the damage is localized, a repair is appropriate. If the roof is aging, has widespread issues, or multiple leaks, a replacement is more cost-effective long-term. We'll give you an honest recommendation during your free inspection.
Do you remove the old roof or install over it?
We always do a complete tear-off down to the deck. Installing over old shingles hides damage, adds weight, and violates most manufacturer warranty requirements. A clean deck is the foundation of a quality installation.
How quickly can Happy Roof start my project?
After your free inspection and estimate approval, most projects begin within 1 to 3 weeks depending on permit processing and material availability. Emergency storm damage repairs are prioritized within 24 to 48 hours.
What roofing materials does Happy Roof install?
We install shingles from Owens Corning (Duration, Oakridge, Berkshire) and GAF (Timberline HDZ, UHDZ), standing seam and corrugated metal from Gulfcoast Supply, Verea clay and concrete tile, and flat roof systems including TPO, EPDM, and modified bitumen. We also work with other brands by request. All materials come with manufacturer warranties.
What is the best roofing material for Florida?
Architectural shingles (like Owens Corning Duration or GAF Timberline HDZ) are the most popular and cost-effective choice for Florida homes. Metal roofing offers superior wind resistance and longevity. Tile is ideal for Mediterranean and Spanish-style homes. The best choice depends on your budget, aesthetic preference, and HOA requirements. We'll help you choose during your free estimate.
What is the difference between 3-tab and architectural shingles?
Architectural (dimensional) shingles are thicker, more durable, and offer better wind resistance (up to 130 mph) compared to basic 3-tab shingles. They also have a more dimensional, textured appearance and come with longer manufacturer warranties. Happy Roof recommends architectural shingles for all Florida homes due to our severe weather conditions.
Do you install metal roofs?
Yes. We install standing seam and corrugated metal roofing in a wide variety of colors and profiles. Metal roofs offer excellent wind resistance (up to 160+ mph), energy efficiency, and can last 40–70 years with proper maintenance. They're a great long-term investment for Florida homeowners.
Can you match my existing tile if I need a repair?
In most cases, yes. We work with multiple tile suppliers and can source matching or closely matching tiles for repairs. For discontinued profiles, we'll find the closest available match and discuss options with you before proceeding.
Can Happy Roof match my HOA requirements?
Yes. We work with HOA guidelines regularly across Tampa Bay communities. We can help you select approved colors and materials, and provide documentation your HOA may require before and after installation.
What warranty does Happy Roof offer on workmanship?
Happy Roof provides an up to 15-year workmanship warranty on all shingle, metal, and tile roof installations, and an up to 10-year workmanship warranty on flat roof systems. This is provided in writing on every single project, no exceptions. Most contractors in the Tampa Bay area offer only 1–5 years.
What do manufacturer warranties cover?
Manufacturer warranties cover defects in the roofing material itself - such as premature cracking, curling, or granule loss not caused by weather events. We offer manufacturer warranties on all Owens Corning and GAF products we install. GAF and other brands also offer their own manufacturer warranties on their products.
What is NOT covered by the workmanship warranty?
Our workmanship warranty does not cover damage caused by hurricanes, storms, falling trees, hail, improper modifications made by others after installation, lack of maintenance, or normal wear and tear. It specifically covers defects in our installation workmanship - if something we installed fails under normal conditions, we fix it at no cost.
How do I file a warranty claim?
Call us at (813) 595-7663 or email info@happyroof.com. We'll schedule an inspection to assess the issue. If it's covered under our workmanship warranty, we'll repair it at no cost to you. We aim to respond to all warranty claims within 48 hours.
How long is the warranty on a Happy Roof installation?
Happy Roof provides up to a 15-year workmanship warranty on shingle, metal, and tile installations, and up to 10 years on flat roof systems. This is in addition to the manufacturer's material warranty.

What credit score do I need to qualify for financing?

Can I finance a roof repair, or only a full replacement?
Financing is available for both roof replacements and larger repair projects. Minimum project amounts may apply depending on the financing partner. Call (813) 595-7663 to discuss your specific situation and available options.
Does Happy Roof help with insurance claims?
Yes. We assist Tampa Bay homeowners with the full insurance claim process for storm damage, from the initial roof inspection and damage documentation to working directly with your insurance adjuster. Our initial storm damage inspection is always free.
How do I know if my roof has storm damage?
Signs of storm damage include missing or lifted shingles, dents in metal flashing or vents, cracked tiles, excessive granule loss in gutters, water stains on interior ceilings, and dented gutters or downspouts. If you suspect damage after a storm, call (813) 595-7663 for a free inspection.
Should I file an insurance claim or pay out of pocket?
It depends on the extent of damage and your deductible. If storm damage is widespread or affects a significant portion of your roof, filing a claim is usually the right move. We'll inspect your roof for free and give you an honest assessment before you make any decisions. We never pressure homeowners to file unnecessary claims.
Does Happy Roof do emergency tarping after a storm?
Yes. We provide emergency tarping to prevent further water intrusion and interior damage while your insurance claim is processed or your replacement is scheduled. Call (813) 595-7663 for urgent storm damage assistance.
How do I know if my roof damage is covered by insurance?
Schedule a free inspection with Happy Roof. We document the damage and provide a detailed report you can submit to your insurance company. We also work directly with adjusters throughout the claim process.
What is a wind mitigation inspection and do I need one?
A wind mitigation inspection documents your roof's wind-resistance features. In Florida, it can significantly reduce your homeowner's insurance premiums. Happy Roof can coordinate this inspection after your new roof is installed.
How much can I save on insurance with a new roof in Florida?
Many Tampa Bay homeowners save $500 to $2,000+ per year on insurance premiums after installing a new roof, especially with impact-resistant materials and a favorable wind mitigation report.
What is the most energy-efficient roofing material for Florida?
Metal roofing with a reflective coating is the most energy-efficient option for Florida homes, reflecting up to 70% of solar energy and reducing cooling costs by 10–25%. Light-colored tile and cool-rated architectural shingles (like Owens Corning Duration COOL) are also excellent choices. Happy Roof can recommend the best energy-efficient option for your home and budget.
Can a new roof lower my energy bills in Tampa Bay?
Yes. An old, dark roof absorbs heat and forces your AC to work harder. A new roof with proper ventilation, radiant barrier underlayment, and energy-efficient materials can reduce cooling costs by 10–25% annually. In Tampa Bay's climate, that can translate to $300–$800+ in yearly savings depending on your home's size and insulation.
Are there eco-friendly or sustainable roofing options?
Yes. Metal roofs are one of the most sustainable options — they're made from 25–95% recycled content, are 100% recyclable at end of life, and last 40–70 years (reducing replacement waste). Cool-rated shingles reduce urban heat island effects, and proper attic ventilation cuts energy usage. Happy Roof can help you choose the most environmentally responsible option for your home. Learn more on our eco-friendly roofing page.
Does Happy Roof install solar-ready roofing systems?
We install roofing systems that are compatible with future solar panel installation, including reinforced decking and proper flashing prep. While we don't install solar panels directly, we work with trusted local solar partners and can coordinate timing so your new roof and solar install happen seamlessly.
What is a cool roof and is it worth it in Florida?
A cool roof uses materials with high solar reflectance and thermal emittance to absorb less heat. In Florida's intense sun, cool roofs can reduce roof surface temperatures by up to 50°F compared to standard dark shingles, significantly lowering AC costs. Metal, light-colored tile, and ENERGY STAR-rated shingles all qualify. It's absolutely worth it in Tampa Bay's climate.
How do I prepare my roof for hurricane season in Tampa Bay?
Schedule a professional roof inspection before June 1 to catch loose shingles, damaged flashing, or worn sealant. Clean gutters and downspouts, trim overhanging branches, and check attic ventilation. If your roof is over 15 years old, consider replacing it before hurricane season — a new roof with modern wind ratings (130+ MPH) and a wind mitigation report can also lower your insurance premiums. Call (813) 595-7663 to schedule a pre-season inspection.
